Home Appraisal Tips

These home appraisal tips can help buyers and sellers understand how an appraisal fits into a Huntsville-area home purchase. An appraisal that comes in below the agreed price can affect financing, but it does not automatically end the sale.
What Is a Home Appraisal?
A home appraisal is an independent professional opinion of a property’s value as of a specific date. It is based on the assignment, property information and market evidence. It is not an official price stamp, a guarantee of future resale value or a promise that a lender could recover its entire investment after foreclosure.
For a financed purchase, the lender arranges the valuation required by the loan program. Some eligible loans may qualify for an appraisal waiver or another permitted valuation method, so not every purchase involves an appraiser visiting the home.
What Does an Appraiser Consider?
The details depend on the property and type of appraisal, but the analysis commonly includes the following information.
Property Characteristics and Condition
The appraiser considers features such as location, size, layout, site characteristics, condition and improvements. When an interior inspection is part of the assignment, the appraiser gathers information about accessible areas of the property. The process and level of detail can vary.
Records and Supporting Information
Public records, measurements, listing information and other available evidence can help establish the property’s characteristics. Records can contain errors, so accurate information about improvements, living area and other features matters.
Comparable Sales
Comparable sales, often called comps, are properties used to help evaluate the subject home. They are selected for relevant similarities, market location and sale timing. They do not have to be identical or located on the same street.
The appraiser analyzes differences and makes supported adjustments when appropriate. A nearby home’s selling price alone does not determine what another property is worth.
The Value Conclusion
The appraisal report explains the analysis and the appraiser’s opinion of value, along with relevant assumptions or limitations. That opinion is one part of the lender’s decision. The loan amount also depends on the loan program, down payment, underwriting and other requirements.
An Appraisal Is Different from a Home Inspection
An appraisal focuses on value for its intended purpose. A home inspection focuses on the condition of accessible systems and components. Even if an appraisal identifies a repair concern, it does not replace a professional home inspection.
Buyers should arrange inspections and any specialist evaluations within the deadlines in their purchase agreement.
What Happens If the Appraisal Is Low?
A lower appraised value can change the financing available for the purchase. Speak with your lender about the actual effect on your loan and cash needed to close before deciding what to do.
- Review the report: Look for factual errors or relevant information that may have been missed.
- Ask about reconsideration: If there are supported concerns, ask your lender about its reconsideration-of-value process. A request does not guarantee a higher value.
- Discuss the purchase price: The buyer and seller may negotiate a different price or other terms. Neither side is automatically required to accept a change simply because the appraisal is low.
- Evaluate additional funds: Some buyers may choose to bring more cash, subject to lender requirements. Understand the financial risk and confirm the amount rather than assuming the gap is the only change to closing funds.
- Review contract protections: Cancellation rights, deadlines and earnest money depend on the agreement and applicable loan rules. A low appraisal alone does not always give a buyer the right to walk away.
VA purchases have specific appraisal-related protections, including the VA escape clause when applicable. Discuss those requirements with your lender and agent before agreeing to cover an appraisal gap.
Home Appraisal Tips for Sellers
Make required areas accessible and provide accurate information about completed improvements, permits or other relevant property details. Your agent can help organize factual information and comparable sales for consideration. Avoid assuming every dollar spent on an upgrade adds the same amount to appraised value.
A thoughtful pricing strategy can help set expectations, but an agent cannot guarantee an appraisal result or direct the appraiser to reach a particular value.
Home Appraisal Tips for Buyers
Review your appraisal contingency and any appraisal-gap commitment before signing an offer. Understand how much additional cash you could afford and what options your agreement provides if value comes in below the purchase price.
Read your copy of the appraisal and raise questions with your lender promptly. For most first-lien home loans, you are entitled to receive appraisal copies promptly after completion and generally at least three business days before closing, unless you validly waive that timing requirement.
