What Money Is Needed to Buy a House
Originally published May 2020 · Updated October 27, 2026
Wondering what money is needed to buy a house in Huntsville or North Alabama? Your down payment is only part of the budget. You may also need funds for earnest money, inspections, an appraisal, closing costs and expenses after you move.
The amount and timing depend on your purchase agreement, financing and property. Ask your lender for a personalized estimate early so you can plan before making an offer.

Earnest Money
Earnest money is a deposit made according to your purchase agreement. The agreement identifies the amount, payment deadline and who will hold the funds. It is not automatically held by the buyer’s brokerage.
If the purchase closes, the deposit is generally credited toward the amount you owe. It is not an additional charge on top of your total purchase funds.
Whether earnest money is refundable if the sale falls through depends on the contract, deadlines and circumstances. Financing or inspection concerns do not automatically guarantee a refund. Review your protections before signing and ask an attorney for legal advice when needed.
Confirm payment instructions directly with the designated escrow holder using a trusted phone number before sending money.

Home Inspection Costs
Budget for a professional home inspection and any additional evaluations appropriate for the property. Ask about the inspection scope, fee and payment timing before hiring the inspector.
A general inspection evaluates accessible systems and components. It can help identify condition concerns, maintenance needs and issues that deserve further investigation, but it does not guarantee that every defect will be found.
Specialized services, such as septic, sewer, pool, pest or radon evaluations, may involve separate fees. Ask what is included rather than assuming every service is part of the general inspection.
These costs may be due before closing and may remain your responsibility even if you do not complete the purchase. Schedule inspections within your contract deadlines.

Appraisal Costs
Your lender may require an appraisal or another permitted valuation method. An appraisal provides an opinion of value for lending purposes; it does not guarantee that the price is right or replace a home inspection.
Ask your lender whether an appraisal is required, what it costs and when payment is due. The appraisal and inspections may happen during overlapping parts of the transaction.
If the appraised value is below the purchase price, speak with your lender about how that affects financing and cash needed. Your options may include negotiating, contributing additional funds or using an applicable contract protection.
Your Down Payment
The down payment is the portion of the purchase price you pay rather than finance through your mortgage. Requirements vary by loan program, lender, eligibility and financial circumstances.
You do not automatically need a 20% down payment. Some eligible programs offer low-down-payment or no-down-payment options, but that does not mean the entire purchase has no upfront costs.
Ask your lender to explain how different down payments affect your monthly payment, mortgage insurance, loan fees and remaining savings. Any gift funds or assistance must meet the program’s documentation and eligibility requirements.
Closing Costs, Prepaids and Escrow Deposits
Closing costs can include lender charges, appraisal fees, title services, settlement or attorney fees, recording charges and other transaction expenses. The specific charges and who pays them depend on the loan, property, agreement and services involved.
You may also need prepaid insurance, prepaid interest and initial deposits into an escrow account for future taxes and insurance. Property-tax prorations, HOA charges and other adjustments may affect your final amount.
Some expenses may already have been paid before closing. Others may be covered by permitted seller or lender credits. Review the documents carefully so you do not count the same expense twice.
If you have agreed to pay buyer-agent compensation, confirm how it will be paid and whether any portion remains your responsibility at closing.

Understanding Cash to Close
Your Loan Estimate includes an estimated cash-to-close calculation. Your Closing Disclosure provides the updated calculation as closing approaches.
Cash to close accounts for your down payment, closing costs and applicable adjustments, less deposits already paid and allowable credits. Use that calculation with your lender and closing provider rather than adding every quoted number together.
For most home purchase mortgages, you must receive the Closing Disclosure at least three business days before closing. Ask about changes from the Loan Estimate and confirm the final amount and accepted payment method.
Keep Money Available After Closing
Plan for moving, utility deposits, immediate maintenance and other costs of settling into the home. Keep an emergency cushion rather than assuming all available savings should go toward the purchase.
Your ongoing budget should also consider property taxes, insurance, utilities, maintenance and any HOA dues, along with the mortgage payment. Some loan programs may require documented reserves as well.
