Things We Wish We’d Known
Updated October 27, 2026
Moving to Huntsville, Alabama? Here are some things we wish we had known before buying a home in North Alabama, along with questions we encourage relocating buyers to investigate today.
We made North Alabama home in 2011 after years of military moves. Much of our earlier experience involved military housing or rentals. When we bought here, we had plenty to learn, and we were not yet real estate agents.
Whether your move involves Redstone Arsenal, a civilian job or a change of pace, start with your own priorities. Commute routes, school requirements, property costs and services can vary considerably by address.
Caveat Emptor and Home Inspections
Caveat emptor means “buyer beware.” Alabama generally applies this rule to sales of existing homes, but there are exceptions and disclosure obligations. It does not mean sellers may conceal problems. Ask specific questions and arrange an independent inspection.
Your signed contract determines inspection deadlines, repair obligations and available remedies. Do not assume every seller must deliver every system in working order. Read the Alabama Real Estate Commission’s explanation and ask an Alabama real estate attorney about legal questions.

Homestead Exemption
Alabama offers homestead exemptions for qualifying owner-occupied homes. Eligibility, the applicable tax year and required documentation depend on your circumstances.
Contact the tax assessing office in the county where the property is located promptly after purchase to confirm how and when to apply. Do not assume an exemption transfers automatically from the seller, or that missing it always doubles your tax bill.
The Alabama Department of Revenue’s homestead information is a starting point. Obtain property-specific guidance from the county before relying on an estimated tax amount.

Homeowners Associations
Before buying in a homeowners association, obtain and review the governing documents, restrictions, current dues, any disclosed assessments and available financial information.
Confirm whether membership is mandatory for that property, what the association maintains and which amenities you may use. Payment schedules and fees vary, and club memberships may be separate. Do not rely solely on a neighborhood website or assume membership is optional.

Internet Service at Your Address
Check internet service at the exact street address before making a decision, particularly if you work remotely. Ask providers to confirm the connection type, available download and upload speeds, installation requirements, equipment costs and contract terms.
A nearby home having fiber service does not establish that your property can receive it. Confirm availability directly with the provider and ask about any installation work needed.

School Options and Enrollment
If schools are part of your decision, investigate the programs and services important to your household. Confirm the assigned school system and individual schools directly with the district for each address. A Huntsville or Madison mailing address does not by itself establish city limits or school eligibility.
Public, private, magnet and home-education arrangements have different requirements. Ask about eligibility, application dates, capacity, transportation and any placement procedures. Do not assume admission to a particular magnet program or a school transfer is guaranteed.
For homeschooling, confirm current requirements with the Alabama State Department of Education and the relevant local school office rather than assuming every household must enroll in an umbrella school.
Attendance boundaries and enrollment requirements can change. Use current district information and confirm details before selecting a property. Speak with school staff when possible to assess the fit for your needs instead of relying only on rankings.

Explore Your Everyday Activities
Getting to know the area can be enjoyable as well as practical. Explore places such as Huntsville Botanical Garden, the U.S. Space & Rocket Center and Monte Sano State Park. Check current hours and access before visiting, and consider how your everyday activities would fit the location of a potential home.
