Closing Process When Buying a Home in Alabama

Originally published October 2024 · Updated October 27, 2026

The closing process when buying a home in Alabama involves contract deadlines, inspections, financing, title review and signing the final documents. Here is what to expect when buying in Huntsville and North Alabama. Several steps happen at the same time, and your contract and loan requirements determine the details.

Submitting Your Earnest Money

Your purchase agreement sets the earnest money amount, payment deadline and who holds the funds. There is no single required percentage for every purchase. Earnest money is generally credited toward your purchase at closing. Whether it is refundable if the sale falls through depends on the contract and circumstances.

Use the payment method approved by the escrow holder and keep your receipt. Before sending money, confirm instructions directly using a phone number you already trust. Do not rely on an unexpected email or text changing payment instructions.

Scheduling Your Home Inspection

Schedule inspections within the deadlines in your contract. Alabama generally follows caveat emptor, or buyer beware, for existing homes, with exceptions. Do not assume sellers must disclose every major problem. Ask specific questions, investigate concerns and consult an attorney when you need advice about disclosure duties or contract rights.

A home inspection helps identify visible, accessible condition concerns but does not guarantee that every defect will be found. Depending on the property, consider specialized evaluations of items such as the roof, HVAC, septic system or structural concerns.

Attend if the inspector allows it, read the report and ask questions before your inspection deadline.

Requesting Repairs

After reviewing the report, we can help you decide whether to request repairs or other changes. The seller may accept, reject or negotiate the request. Put any agreement in writing, including what work will be done and when.

Your ability to terminate the purchase and recover earnest money depends on your contract, its deadlines and the circumstances. An inspection report alone does not automatically create a right to cancel.

Scheduling the Appraisal

When an appraisal is required, the lender arranges it as part of financing. It provides an opinion of value for lending purposes. It is different from a home inspection and does not guarantee that you are paying the right price or that the property has no defects.

If the appraised value is lower than the purchase price, possible next steps may include negotiating, bringing additional funds or using an applicable contract contingency. Your options depend on the purchase agreement and loan requirements. An appraisal contingency is not automatically included in every offer.

Title Search

The closing attorney or title provider reviews ownership records and identifies matters to address, such as outstanding liens or other title issues. Ask about easements, restrictions and any exceptions shown in the title documents.

A lender’s title insurance policy protects the lender’s interest. An owner’s policy can protect your ownership interest against covered title problems, subject to its terms, exclusions and limits. It does not cover every future dispute. Ask which policies are included and who pays for them.

Finalizing Your Loan

Respond promptly when your lender requests income, employment, asset or other documentation. Preapproval is not final loan approval. Before taking on new debt, changing jobs, moving large amounts of money or making a major purchase, speak with your loan officer. Changes can affect qualification or delay closing.

Securing Homeowners Insurance

Obtain insurance quotes early and confirm the coverage and effective date required by your lender. Compare deductibles, exclusions and replacement-cost provisions as well as the premium. Ask whether separate flood insurance or other coverage is needed, and provide the required documentation to your lender.

Reviewing Your Closing Disclosure and Funds

For most home purchase mortgages, you must receive the Closing Disclosure at least three business days before closing. Compare it with your Loan Estimate and ask about changes to the rate, payment, fees or cash needed to close. Confirm the final amount and accepted payment method with the closing provider. Verify wiring instructions by calling a trusted, independently confirmed number before transferring funds.

The Final Walkthrough

Shortly before closing, check that the property is in the condition required by your agreement, included items remain and agreed repairs have been addressed. Review available receipts and raise concerns before signing. The walkthrough does not replace an inspection.

Closing Day: Signing and Key Exchange

Confirm what identification and documents to bring. Review and sign the required paperwork, ask questions and provide remaining funds through the approved process. Signing does not always mean immediate possession. Key release and move-in timing depend on the contract and completion of required funding and closing steps. Confirm possession before scheduling movers.
