Home Inspection Tips

Originally published March 2022 · Updated October 27, 2026

These home inspection tips can help you understand what an inspector checks, how to prepare and what to do with the report when buying in Huntsville and North Alabama. An inspection gives you useful information about a property’s condition before you complete the purchase.

What Is a Home Inspection?

A general home inspection is a visual, non-invasive evaluation of readily accessible systems and components. It can identify condition concerns, safety issues and items that may need maintenance or further evaluation.

It is not a warranty, a guarantee that a home is safe or a promise that every defect will be found. Hidden areas, inaccessible spaces and conditions that arise later may fall outside the inspection. Read the inspection agreement so you understand what is included and excluded.

Choosing an Inspector and Understanding the Scope

Choose a qualified inspector and verify their current Alabama home inspector license. Ask about experience, insurance, the inspection scope, the written report, fees and turnaround time before hiring them.

A general inspection commonly covers accessible portions of the roof, exterior, foundation, interior, electrical, plumbing, heating and cooling systems. The agreement should explain which installed appliances and other components are included and any limitations on testing.

Septic systems, sewer lines, wells, wood-destroying organisms, radon and other specialized concerns may require separate services or specialists. Ask what is appropriate for the property and budget for any additional evaluations.

Why an Inspection Matters

It is easy to focus on a home’s appearance when you are excited about buying it. An independent inspection can help you understand concerns that are less obvious during a showing and plan for maintenance after you move in.

Glenn and Jodi can point out visible concerns during a showing and help you organize follow-up questions. We are not home inspectors, engineers or licensed contractors, and our observations do not replace professional evaluations.

When Should You Schedule the Inspection?

Buyers commonly arrange inspections shortly after a purchase agreement is accepted. Your contract controls the inspection period, notice requirements and any rights to request changes or terminate. Schedule promptly so there is time to receive the report and obtain specialist evaluations before deadlines expire.

Do not assume every Alabama purchase agreement requires the seller to deliver all systems in working condition or make repairs. Review the actual terms, including any as-is provisions, with your agent and consult an attorney for legal advice when needed.

Inspection Steps

Attending and Reviewing the Inspection

Ask whether you can attend and when the inspector prefers to discuss findings. Follow safety instructions and avoid entering a crawlspace, climbing onto a roof or opening an electrical panel yourself.

Afterward, read the full report rather than only its summary. Ask which items are immediate safety concerns, which need further evaluation and which are routine maintenance. A concern such as cracking or moisture may need a specialist to determine its cause and repair options.

The report may also include useful information about shutoff locations, equipment and maintenance. Keep it for reference, but confirm anything that was not accessible or could not be tested.

Requesting Repairs After the Inspection

We can help you review the findings and prepare a request consistent with your agreement. Sellers may accept, reject or negotiate proposed repairs or other changes. A seller credit may be an option, subject to agreement and any lender limits; it is not automatically a cash payment to the buyer.

Any repair agreement should be in writing and identify the work, completion deadlines and required documentation. Whether you can cancel and recover earnest money depends on the contract and circumstances. Do not assume a refused repair request automatically creates that right.

Checking Agreed Repairs Before Closing

Request the receipts, invoices, permits or other documentation required by your repair agreement. When appropriate, arrange a follow-up visit by the inspector or a qualified specialist. Ask about availability, scope and fees rather than assuming a return visit is included.

The final walkthrough is another opportunity to check the property’s condition and raise unresolved concerns before closing. It does not replace an inspection or prove that concealed work was completed correctly.

A Home Inspection Checklist for Buyers

Use a checklist to organize questions for your inspector. It should support a professional inspection rather than encourage you to perform hazardous checks yourself.

  • Exterior and drainage: Ask about visible roof concerns, gutters, grading and signs of water intrusion.
  • Structure and interior: Discuss concerning cracks, moisture, doors, windows and inaccessible areas.
  • Systems: Review the findings on electrical, plumbing, heating, cooling and included appliances.
  • Additional evaluations: Identify any recommended specialist inspections and arrange them within your contract deadlines.
  • Next steps: Record repair requests, written agreements, follow-up inspections and items to address after purchase.
